The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($766,550 or less) in the US increased for a second week to 6.9% in the week ended April 18th 2025, from 6.81% in the previous week, according to the Mortgage Bankers Association. It is the highest rate in about two months, tracking bond yields higher, as President Trump reignited criticism of Fed Chair Powell. Meanwhile, the average contract interest rate for 30-year fixed-rate mortgages with jumbo loan balances (greater than $806,500) increased to 6.9% from 6.84%. The average contract interest rate for 30-year fixed-rate mortgages backed by the FHA went up to 6.56%t from 6.52%.
