The UK Residential Market Survey by RICS revealed that the house price balance—tracking the difference between respondents reporting price increases and those noting declines—posted at +2% in March 2025, easing from readings of +20% and +11% in January and February, respectively. The latest figure also came in way below forecasts of +8%, suggesting that price growth has largely stalled in recent months. This trend is broadly consistent across most regions of the UK, although Scotland and Northern Ireland remain exceptions, with both continuing to display a more robust upward trajectory in house prices. Looking ahead, short-term sentiment appears cautious. The three-month price expectations series recorded a net balance of -26, indicating a general expectation of price declines in the near term. However, confidence in the longer-term outlook remains strong, with a net balance of +39% of respondents anticipating that house prices will rise over the next 12 months.
